The Brief

We were briefed to complete the regeneration of the Spital Square area with a scheme that complements existing developments on the former market site.

Concept

The design, materials and massing respond to the nature of the particular streetscape it addresses. To the south it responds to the ‘city’ character of its surroundings with a glass façade and a stainless steel woven brise soleil - the latter acting as sun shading as well as providing visual layering.

On the north and east elevations which face a more residential area, the glass is reduced and limestone and a louvred screen is introduced to restrict direct views and light pollution over the neighbouring properties.

Features

We held extensive pre-application and post-submission discussions on issues such as rights of light, sunlight and daylight, archaeology and impact on the Central Line Underground line. Consultation with local residents, community groups, English Heritage, planning and design officers, culminated in us obtaining approval for the scheme.
